Hi, my name is Al Wright, owner of Affordable Home Inspections, which is an independent home inspection company serving Southern Ontario. As a home inspector I work for you the client giving you an unbiased report on the condition of your home. As a Carlton Dunlop graduate and with my years of experience in home inspections, renovations and as a real estate investor I can help reduce your risks and provide you with peace of mind in your buying or selling decisions. During the 2 ½ to 3 hour inspection I will demonstrate my skills and knowledge necessary to perform the best quality inspection on your home. The end result, the report can give you leverage to solve any problems addressed before closing, making the buying process easier and less stressful.

Even someone who has some experience in areas of home construction (Plumber, electrician, carpenter, etc); they will not provide you with the overall knowledge and experience required to perform a thorough 1600 point inspection. The National Certified Home Inspectors require a minimum of 200 academic hours of training. My training through Carlson Dunlop has provided with over 420 Academic accredited hours. Also as a member of InterNACHI, I am required to participate in a minimum of 24 hours of training every year. At present I perform over 50 hours of additional training (More than double the national average).

I adhere to the strict standards of practice and the code of ethics of the Ontario Association of Home Inspectors and the International Association of Certified Home Inspectors.

I strongly recommend that the client be present during the inspection, so they can visually see what will be in the report and give us the opportunity to discuss things as they are discovered. I have found that by having the client present it gives us a better way to communicate any defects that are found. It also gives us the opportunity to discuss possible solutions, that can save you time and money, putting the client more at ease when major defects are found.

What I Inspect During the Home Inspection

The following are some of the 1600 key points of systems and components ("items") that are inspected and reported during the course of our inspection. These items are examined for material defects that would significantly affect the value, desirability, or safety of the home. Most basic home inspections are approximately 2 1/2 - 3 hours in length and include but not limited to:

1. Foundations: Basements and crawlspaces: Foundations and support components; ventilation; insulation; access openings; wood separation from soil; drainage and sump pumps; seismic anchoring and bracing.

2. Building exteriors: Surface grade; landscaping; site drainage; wall coverings; doors and windows; attached appurtenances (decks, balconies, porches, stairs, railings and walkways, etc.).

3. Roof coverings: Roof coverings; flashings; vents; skylights; roof penetrations; roof drainage.

4. Attic areas and roof framing: Framing and sheathing; access openings; insulation; ventilation.

5. Plumbing systems: Supply, waste and vent piping; plumbing fixtures, faucets and drains; water heating equipment; functional flow of water supply; functional drainage at fixtures; gas piping and connectors.

6. Electrical systems: Service conductors, equipment and capacity; panels and overcurrent protection devices; service / equipment grounding; wiring; switches: receptacles and light fixtures.

7. Heating systems: Heating equipment; venting systems; combustion and ventilating air; energy sources and connections; distribution systems.

8. Central cooling systems: Cooling equipment; distribution systems; energy sources and connections; condensate drainage.

9. Fireplaces and chimneys: Chimneys; flues and dampers; fireboxes, hearth extensions and accessories; solid-fuel and gas-burning appliances.

10. Building interiors: Walls, ceilings and floors; security bars; ventilation; doors and windows; stairs; railings; cabinets and counters; safety glazing; smoke detector placement; laundry provisions; built-in appliances.
